Introduction

Waddeton Park Ltd. welcomes you to our consultation website for our proposed development in Timsbury. We are currently in the early stages of bringing forward an outline planning application for up to 120 new homes on a site to the south of Hayeswood Road, to the north west of Timsbury village.

Our proposals for the land off Hayeswood Roadwill deliver much needed new and affordable homes to help meet Bath & North East Somerset’s (B&NES) current and future need.  

40% of the proposed new homes would be affordable. The development would also comprise a diverse mix of property sizes, suitable for a wide range of buyers and will increase the opportunity for home ownership in the area. With the potential to deliver up to 48 new affordable homes, including a range of types and tenures, the proposal would also make a real contribution to relieving pressure on the council’s housing waiting list, whilst offering opportunities for first-time buyers and young families to get on the housing ladder.

We believe that local feedback is important to well thought out and sensitively designed developments, and would welcome the local community and stakeholders to share their thoughts with us. Your views can help to refine our plans before submitting the application to B&NES Council in the coming months.

The need for new homes in Bath & North East Somerset

In addition to being in the midst of a housing crisis, recent changes to national planning policy which were adopted in December 2024 have changed the method of calculating the minimum number of homes which B&NES Council needs to deliver. The Council’s previous target of 717 net additional homes per year has now increased by 104%, to 1,471 net additional homes per year. We believe that this site would be able to play a part in meeting this additional need for new homes whilst meeting the key principles of the Council’s planning policies, particularly in relation to the delivery of affordable housing, creating a fairer more prosperous and sustainable economy, and addressing the climate and ecological emergencies.
